G8's Complete Total Renovation of 2045 E. York Street Residence

A staple prototype for G8's sustainable renovation projects, the 2045 E. York Street Residence in Fishtown boast a slew of sustainable features and practices throughout the project.  With an almost fully completed residence, G8 is proud to put its York Street success on the market.  The three story, 3-bed room, 2.5 bathroom single family home, began as a complete-gutted renovation of one of many Philadelphia pre-war row homes located in the Fishtown neighborhood of East North Philadelphia.






The home is insulated with recycled denim insulation, energy star doors, and Low-E Glaze windows that allow plenty of natural light with minimum heat gain.  Bamboo flooring is used throughout the house, along with recycled stainless steel railings and banisters, CFL lighting to reduce energy cost, duel flush toilets, and low-flow faucets and shower heads.  The beautiful galley style kitchen opens out to an intimate backyard allowing ample light to pour through the first floor.  Energy star appliances are used throughout, along with ECO by Costantine counter tops.  Lastly a private roof deck tops off the third floor master suite, giving access to a large Solar Thermal Water Heating system on the main roof.  The system will supplement the heating of all hot water needs in the home, paired with a storage tank in the basement.  The home is modestly priced at $245k, breaking the bank for some but well worth the energy saving features and convenient location in one of America's most walkable neighborhoods, "Fishtown"!

First US. Off Shore Wind Farm Approved!

After a decade of dealing with environmental and regulatory red tape, the first offshore wind farm in the U.S. received final approval this week to start construction.  The $1 billion, 110-turbine, 468-megawatt Cape Wind project now has all the federal permits required to begin building 5 miles off Cape Cod in Massachusetts's Nantucket Bay this fall.  Massachusetts regulators approved an agreement to buy half of all electricity produced by Cape Wind.  The wind farm still doesn't have a buyer for the other half of its power.

The Barnes Museum On The Parkway

The Parkways newest addition, the renowned "Barns Museum" is progressively nearing its way to completion.  The museum as you may know will house the large private art collection of the late Dr. Albert Barnes, currently located in his former home in Lower Merion.  The collection comprises nearly 9,000 pieces of artwork from all cultures and mediums.  Dr. Barnes has one of the largest collections of French Impressionist art in the world valued somewhere between $6 billion and $25 billion.  The Foundation's move to the Benjamin Franklin Parkway will open its galleries to thousands of tourist and city dwellers, giving it a high profile central location in Philadelphia's Museum District, and position itself to bank some much needed investments.








The new building, designed by Tod Williams Billie Tsien Architects will be about 93,000 square feet, 12,000 of which will be dedicated gallery space.  Other amenities are a 150 seat auditorium, classrooms, conservation and research rooms, and a 5,000 square foot special exhibitions gallery.  The two story building will be covered in Ramon limestone, with traditional looking wooden windows to mimic the light patterns of the original museum.  The site plan features several courtyards and gardens surrounding the building with fountains and native plantings, with an outdoor cafe on the north end of the site.  Parking will also be located on the north end with a bus loop on 20th street.

A Time to Celebrate!! G8's First New Construction!!

Spring brings many sweet treasures like flowers; rain; or the Easter Bunny. But nothing is better than the smell of New Construction!  After a grueling permitting process and bitter cold winter, G8 Development has broken ground and is well on its way to constructing 2200 Amber, a 2 story residence designed in the progressive contemporary style, featuring sustainable construction methods and materials, as well as a fluid layout.




Today the concrete base was poured using insulated concrete forms (ICF) manufactured by GreenBlock.  The ICF method reduces the buildings carbon footprint by insulating the basement, allowing for more efficient heating and cooling of the home.








Sustainable Options for Philadelphia Sidewalks!

I am happy to spread the word that concrete is no longer a requirement for sidewalk finishes in Philadelphia.  A few weeks ago City Council passed an ordinance that allows the use of sustainable products and materials.  The new language states," The Streets Department shall permit the use of sustainable products and materials for the construction of sidewalks, wherever practicable."

Permeable paving surfaces get a big thumbs up from the city's water department, because they lead to less storm-water runoff, easing the load on the city's aging sewer system.  At-Large Councilman James Kenney, who introduced the bill with Councilwoman At-Large Blondell Reynolds Brown and First District Councilman Frank DiCicco, said while many materials will be allowed, he personally prefers rubberized sidewalks.  They are recycled, long lasting, and don't require constant maintenance.  They are also permeable, allowing water to reach tree and plant roots.

G8 Roundup: Construction Update

G8 Development is making beautiful progress on its modern renovation of 2061 E. Susquehanna in Fishtown.  The renovation is like none other in Philadelphia.  Designers totally went against traditional row-home protocol producing a unique layout that any prospective homeowner would be itching to get their hands on.  With a sturdy concrete base and energy saving spray-foam insulation the home is well lit and fit for the most social of young professionals and a great place to raise a family!



The home opens up to a spacious gallery with views to the living, dining, kitchen area located below in the basement finished with a 1/2 bath.  The first floor contains a rear master suite and bath, second floor- two spacious bedrooms and central library and bath, and stairway leading to a beautiful roof deck spanning the entire length of the house.  If this isn't a premium town home renovation, then I don't know what is!

Highway Removal

This weeks new Street Films episode of "Moving Beyond the Automobile" takes us through the history of the freeway, the damage they have caused, and future highway removal projects carried out around the world, bringing life back to once desolate corridors.  Several cities are pursuing highway removals, as a way to reclaim city space for housing, parks, and economic development.  The Congress for the New Urbanism (CNU) has designated ten "Freeways without Futures" here in North America, and in this video, you'll hear about the benefits of tearing down the Alaskan Way Viaduct in Seattle, the Sheridan Expressway in the Bronx, the Skyway and Route 5 in Buffalo, and the Claiborne Expressway in New Orleans.
